The Hatfield Business Park is situated on a former British Aerospace aircraft manufacturing facility. 800 acres of airfield have been transformed into one of Europe’s largest business park redevelopments by Goodman (formerly Arlington Developments), since 1990.
The aircraft works, aprons, runways and taxiways have been demolished with large quantities of reusable material incorporated into the infrastructure and early developments. The master plan included offices, distribution, retail, education and residential developments. Baynham Meikle have been retained throughout demolition, site remediation, infrastructure and some major commercial and industrial developments over the last 25 years. We are still retained to complete final plot developments and open up some of the residual land for further residential development.
The infrastructure works included the diversion of Ellenbrook watercourse, some major balancing lake features, pumping stations and over 5 km of new adoptable access roads and drainage.
Notable plot developments are T mobile headquarters in 6 buildings giving over 450,000 square feet of offices with a podium deck over basement car parking. Ocado’s first distribution facility within 330,000 sq.ft. Affinity Water HQ of 100,000 sq.ft. Arla Foods RDC of 230,000 sq.ft and Royal Mail Parcelforce centre of 90,000 sq.ft.
The business park is now a very active and pleasant working environment with over 5,000 jobs created and over 2000 homes or apartments constructed. Hertfordshire University has a large campus on the site and there is also a primary school in what would have been historically considered as the center of the former runway.
